Landlord clients who arrive organised

Your landlord clients keep their records in Tenholm through the year. You get a login to their account, figures already sorted into SA105 boxes, and a list of who has stopped entering things long before January.

The problem is not filing. It is the chasing.

From April 2027, Making Tax Digital for Income Tax reaches landlords earning over £30,000. The £50,000 tier is already there. For a practice with landlord clients that means quarterly obligations instead of one annual scramble, and four times as many opportunities to be waiting on a shoebox of receipts.

Your client list is sorted by what is missing: no UTR recorded, nothing entered this quarter, nothing for sixty days. You chase in November instead of discovering it in January.

How it works

Four steps, and the client controls all of them.

You invite your clients

From your partner portal, one at a time or by pasting your client list. They get an email saying their accountant has invited them.

They decide

When they first sign in they are asked whether you may see their account. Nothing of theirs is visible to you until they agree, and they can withdraw it at any time without asking us.

They keep records

Properties, tenancies, rent, expenses, receipts, certificates. Reminders chase them about expiring certificates and rent that has not arrived.

You take the figures

Whole tax year or a single quarter, on screen or as a CSV, in SA105 box order with the detail behind each box.

What you can and cannot do

Worth being precise, because "give my accountant access" means different things in different software.

Change Nothing. Accountant access is read only. You cannot edit a figure, and neither can we without their permission.
Export SA105 summary and full transaction detail, for any quarter or the whole tax year.
Their control They grant access, and they withdraw it in one click. You are told nothing when they do, which is as it should be.
Their record Every change to their account is logged and readable by them, including anything we do.
It does not replace you. What a landlord pays you for is judgement and sign off, not data entry. Tenholm removes the chasing so the time you spend on a landlord is spent on the part they actually value. A landlord who keeps tidy records is a more profitable client for a practice, not a lost one.

List price is £14 a month for up to three properties and £28 for up to ten. There is a free tier for a landlord with one property.

Questions we get asked

Is Tenholm recognised by HMRC?

Not yet, and we will not pretend otherwise. Tenholm keeps records and prepares figures in the form HMRC asks for. Our application for recognition is with HMRC. Until it is granted, filing happens through you or through whatever software you already use, and we will tell you the day that changes.

What happens to the data if a client leaves?

It is theirs. They can export everything at any time without asking us. We keep what tax law requires us to keep and delete the rest.

Who is behind it?

Tenholm is run by Joseph Kelieff, a sole trader, in the United Kingdom. Registered with the Information Commissioner's Office under C2005660. Small, and straightforward to reach.

How do you handle our clients' data?

Stored in the United Kingdom, encrypted in transit and at rest, with database level isolation between customers that is independently tested and documented. Our privacy policy sets out the rest, including exactly when a member of our team can see an account and how a customer switches that off.
